Lenders have been asking Class Valuation what appraisal software platforms support the new Uniform Appraisal Dataset (UAD) 3.6 standards, because their appraiser panels are asking the same question.
The timing makes sense: the GSEs have mandated that all new appraisal reports submitted to the Uniform Collateral Data Portal (UCDP) comply with UAD 3.6 standards by November 2, 2026. This means the clock is ticking for appraisers to get comfortable with a new way of working.
It's worth noting that the UAD 3.6 format applies only to mortgage appraisals. Appraisers with non-lender practices (estates, divorce, tax appeals and the like) will continue to use general-purpose report types regardless of which platform they choose.
This blog takes a look at five platforms that are either ready to use for UAD 3.6 or in active development.

ACI Sky™ Workbench
First American Mortgage Solutions announced in June 2026 that its ACI Sky Workbench platform has received GSE verification from both Fannie Mae and Freddie Mac for UAD 3.6.
The platform is fully cloud-based and designed to support the complete appraisal workflow in a single environment. A few features worth noting: Workbench offers a dynamic workflow that doesn't require appraisers to follow a fixed sequence; they can start at any stage of the URAR lifecycle, whether that's a floor plan, property details or comparable review. The platform integrates compliance API checks directly into the workflow, so appraisers can verify field-level GSE compliance as they go rather than at the end. It also consolidates MLS listing data, public records and other data sources within the platform, which First American Mortgage Solutions says reduces the need for multiple outside subscriptions.

Aivre®
Aivre (pronounced “ivory”) holds the distinction of being the first GSE-verified software vendor for UAD 3.6, a meaningful milestone given how rigorous the Fannie Mae and Freddie Mac verification process is. The AI-powered platform automates data entry, photo classification and report generation while staying GSE compliant.
The platform is free to use through December 31, and appraisers who purchase a subscription before September 1 can lock in a discounted rate for all of 2027, with standard pricing resuming in 2028.
Aivre offers three subscription tiers, each adding progressively more AI-driven capability. The Core subscription covers the essentials: unlimited reports, form-filling for UAD 3.6 report types, mobile app access (iOS and Android), built-in sketch tool, analytics, a comparable sale database and workfile management. The Vision tier adds AI-powered image recognition that auto-labels photos, recommends condition and quality ratings, and assists with commentary drafting. And the Ultra subscription adds automated MLS and public record autofill along with ongoing product coaching. Enterprise pricing is also available for large firms that need flexible, tailored arrangements.

Appraise-It Pro®
The development team at Software for Real Estate Professionals (SFREP) began building toward UAD 3.6 compliance when the specification was first published in spring 2023. Appraise-It Pro's UAD 3.6 public beta is now available, so appraisers can create, write and deliver UAD 3.6 reports today with the option to try it free for six months. The current beta includes MISMO v.3.6 export, real-time validation, a UAD Compliance API integration, street maps, basic sketching integration and side-by-side comparables.
Development continues on a rolling basis through the balance of 2026 and into 2027. Upcoming milestones include flood map integration, a full comparables database, paper and digital property data collection tools and additional third-party integrations. SFREP notes that all future dates are aspirational and subject to change, so appraisers relying on Appraise-It Pro should stay close to SFREP's roadmap and blog updates for current status.

NightHawk®
Bradford Technologies’ NightHawk appraisal software platform is currently in active beta release for UAD 3.6. Bradford is onboarding interested users in groups, with current ClickFORMS members receiving priority access and free platform use through 2026. Appraisers without an existing membership can register through Bradford’s website to receive information on the release schedule and available training resources, which include an online course, webinars, and drop-in sessions with open Q&A.
A general-availability release date has not been announced, but appraisers can join Bradford Technologies' NightHawk News and Updates email list using the form at the bottom of the website to stay current on development progress.

TOTAL®
TOTAL by a la mode, a Cotality company, is one of the most widely used appraisal software platforms in the country. With the recent release of TOTAL 3.6 Launch Edition, appraisers can accept and deliver UAD 3.6 orders to clients today at no additional charge.
With TOTAL Mobile, available for Android and iOS devices, users can start a new UAD 3.6 report in the field or sync from an existing report created on desktop. A la mode's FAQ notes that UAD 3.6 relies heavily on predefined pick-lists rather than free-form text, and that only roughly 6% of field data carries over from legacy UAD formats, so appraisers should plan for a genuine learning curve rather than a simple update.
A few things are still in progress: TOTAL Sketch requires manual square footage input for now while it's being reconfigured for UAD 3.6 terminology, and integrations with certain third-party tools are on the roadmap but not yet live. Invoice creation within UAD 3.6 reports is also pending. A la mode has published a public-facing rollout timeline worth bookmarking for appraisers who want to track feature additions throughout the year.
For appraisers considering a switch from another platform, a la mode also offers a contract buyout program that provides a prorated discount based on what an appraiser has already paid their current vendor in the past 12 months.

The bottom line
No single platform is the right answer for every appraiser. The best choice depends on workflow preferences, existing integrations, client base and how much lead time an appraiser wants before the November mandate. What’s clear is that the time to evaluate options is now — not in October.
